Step 1: EcoCode Adoption Process
- The adaptation of the Model EcoCode to the target city
- EcoCode adoption at the municipal level as “Floating Zoning”
- Site selection process
- Urban Context Study of target block areas
- Adoption of the EcoCode on target blocks as Overlay Zoning
Step 2: Community Land Trust
Establishment of an initial Community Land Trust to assemble parcels and manage the block
Step 3: Infrastructure
Development of common infrastructure for Net Positive Energy and Water
Step 4: Build-out of the EcoBlock
Depending on the type of developers involved, the build-out could occur in a variety of timeframes. With a single developer, the entire block could be created at one time. With multiple developers, multifamily housing, mixed-use and residential housing development may occur separately. With the EcoCode and Common Infrastructure in place, the block could be built out over time.
Under any scenario, the EcoCode, Community Land Trust and EcoBlock Design Prototype allow development to happen at any pace while still maintaining the concept of the EcoBlock intact.
